The Gilmore SkyTrain station area in Burnaby, BC

Gilmore is where you get Brentwood's tower living one stop early, usually for less money. Ridership grew 9.8% in 2025, the kind of number that shows up when towers finish and fill. Walk ten minutes north and the character changes completely into the post-war family streets of Willingdon Heights, which is an unusual combination to have within one station catchment.

Getting around from here

Three bays: the 28 to Phibbs Exchange and Joyce Station, the 129 to Holdom and Patterson, and the N9 NightBus to Coquitlam Central.

Adjacent to several high-rise condominium complexes built under the Brentwood Town Centre Development Plan, which is converting the area from light industrial and low-occupancy commercial into an urban centre. The 2002 station by Busby and Associates was designed with wood and metal frames that can be disassembled and reconfigured as development arrives around it.

What you can buy nearby

New and near-new concrete towers immediately around the station; 1950s and 1960s detached homes on the Willingdon Heights grid to the north.

This station sits in Willingdon Heights, where the full area guide covers streets, schools, price context, and what tends to come up for sale.

Who this station area suits

Good fit

Buyers who want new-build tower product at a small discount to Brentwood, and anyone who wants a choice between tower and house inside one walkable area.

The trade-off

The area around the station is still visibly mid-construction, and it lacks Brentwood's retail anchor.

What the TOA rules mean here

Gilmore station, like every SkyTrain station in BC, sits at the centre of a designated transit-oriented area under Bill 47. Within 200 metres of the station, municipalities must permit at least 20 storeys. From 200 to 400 metres, the minimum is 12 storeys. From 400 to 800 metres, it is 8 storeys. Minimum parking requirements cannot be imposed on new housing inside the ring.

For a buyer, this is the difference between a lot that is worth what the house on it is worth, and a lot that is worth what someone could eventually build on it. It also means the view from a unit near this station is less permanent than it looks. The main SkyTrain guide covers the tiers in full, and the SSMUH zoning guide explains how the separate Bill 44 multiplex rules interact with it.

A note on how I use this page

Station facts here are verified. The read on who an area suits is my professional opinion, and it does not replace pricing a specific address. Two units the same distance from this platform can be worth meaningfully different amounts depending on which street they face, what is approved next door, and how the building is run.
