The Lake City Way SkyTrain station area in Burnaby, BC

Lake City Way is the least-used station in the entire SkyTrain system at 261,000 annual boardings, and the reason is straightforward: it serves jobs rather than homes. This is a business park with a television studio, not a neighbourhood. I include it for completeness, but there is essentially no residential buying decision attached to it today.

Getting around from here

Route 134 to Brentwood Station, plus the N9 NightBus to Coquitlam Central and downtown.

Serves a business park and the television studios for CHAN-DT, home of Global Television and Global News BC 1.

What you can buy nearby

Effectively none within a comfortable walk. The nearest residential streets belong to other station catchments.

Who this station area suits

Good fit

Almost nobody as a place to live right now. It matters mainly to people commuting to the business park.

The trade-off

No residential catchment worth the name, and one daytime bus route. Any future here depends on the employment lands being rezoned, which is not a near-term bet.

What the TOA rules mean here

Lake City Way station, like every SkyTrain station in BC, sits at the centre of a designated transit-oriented area under Bill 47. Within 200 metres of the station, municipalities must permit at least 20 storeys. From 200 to 400 metres, the minimum is 12 storeys. From 400 to 800 metres, it is 8 storeys. Minimum parking requirements cannot be imposed on new housing inside the ring.

For a buyer, this is the difference between a lot that is worth what the house on it is worth, and a lot that is worth what someone could eventually build on it. It also means the view from a unit near this station is less permanent than it looks.
