The Production Way–University SkyTrain station area in Burnaby, BC

This station is the front door to SFU. The 145 from here carries more than half of all bus traffic to the university, which makes the catchment structurally attractive to anyone renting to students or staff. It is also one of only two Burnaby stations where you can transfer between the Expo and Millennium Lines, and one of the few with a real park-and-ride at 220 spaces.

Getting around from here

Route 145 to Simon Fraser University runs from a dedicated bay and carries just over half of all bus traffic to the university. Also the 110 to Metrotown and Lougheed, the 136 to Lougheed and Brentwood, and the N9 NightBus.

The station includes a 220-space park-and-ride lot.

The immediate station environment is functional rather than pleasant, and the walkable residential catchment is smaller than the transfer status suggests.

What the TOA rules mean here

Production Way–University station, like every SkyTrain station in BC, sits at the centre of a designated transit-oriented area under Bill 47. Within 200 metres of the station, municipalities must permit at least 20 storeys. From 200 to 400 metres, the minimum is 12 storeys. From 400 to 800 metres, it is 8 storeys. Minimum parking requirements cannot be imposed on new housing inside the ring.

For a buyer, this is the difference between a lot that is worth what the house on it is worth, and a lot that is worth what someone could eventually build on it. It also means the view from a unit near this station is less permanent than it looks.
