Living near Lougheed Town Centre
Lougheed has the widest bus reach of any Burnaby station, including the only Fraser Valley Express connection in the city, plus Expo and Millennium Line transfers. What it does not yet have is the finished town centre: the City of Lougheed master plan is largely ahead of it. That combination, full regional connectivity with unfinished amenity, is why entry prices here are the lowest of Burnaby's town centres.
Getting around from here
An off-street bus loop with routes to Coquitlam Central, Metrotown, 22nd Street, Burquitlam, Moody Centre, Brentwood, Carvolth Exchange, Braid, and New Westminster, plus the N9 NightBus and BC Transit's 66 Fraser Valley Express to Abbotsford and Chilliwack.
Next to the City of Lougheed, the mall formerly called Lougheed Town Centre. A Korean neighbourhood sits within walking distance on the south side of the station. The Gatineau Place entrance has retail at street level with elevator and escalator access to the bus exchange.

What the TOA rules mean here
Lougheed Town Centre station, like every SkyTrain station in BC, sits at the centre of a designated transit-oriented area under Bill 47. Within 200 metres of the station, municipalities must permit at least 20 storeys. From 200 to 400 metres, the minimum is 12 storeys. From 400 to 800 metres, it is 8 storeys. Minimum parking requirements cannot be imposed on new housing inside the ring.
For a buyer, this is the difference between a lot that is worth what the house on it is worth, and a lot that is worth what someone could eventually build on it. It also means the view from a unit near this station is less permanent than it looks.
